8 Steps to Designing Your Home
Initial Consultation
Estimated time: 1-2 hours
Relationships between buyer and builder are essential to us — the only way to make a home tailored for you is to get to know each other.
This meeting allows you to share your wants, needs, and dreams; ask any questions about the building process, financing, and us as a company; or anything else regarding your new home.
We recommend you come with the following ideas:
- Ball park size
- Style
- General layout
- Flooring
- Finishing
- Extra amenities
Estimate
Estimated time to calculate: 3 weeks
Estimated time to review: 1 week
This is a rough price based on our discussions in the initial consultation. The goal is to determine what size of home best fits into your budget. We will use this estimate to influence the rest of the design process.
Preapproval Financing
Estimated time: 1 week
We will work with you to ensure you dream home can fit within your budget. Once the plan and budget are set, it’s time for you to secure preapproval for a construction loan — either through your bank or Tri-M.
Design/Drawing
Estimated meeting time: 1-2 hours
Estimated time to complete drawing: 3 weeks
Now that finances are in order, it’s time to really get into the specifics of your new home plan. This process will involve us sitting down and discussing how the house will layout, look, function, perform, and feel.
You can expect to receive these items from us:
- Blueprint with all floorplans and elevations
- 3D renderings of the outside sight plan
- Accurate price sheet of the job
Redline Meeting(s)
Estimated time: 4-6 weeks
This will consist of 2-3 meetings to edit and adjust the plan and pricing to your liking. The goal is to get your new home exactly where you want it — both in looks and budget.
Contract
Estimated time: 1 hour
Let’s dot the “t”s and cross the “i”s! We’re sealin’ the deal.
Finalize Construction Financing
Estimated time: 1-6 weeks
This portion of financing is dependent on who, buyer or builder, is carrying the loan.
If buyer is carrying the loan: you will take the plans, specs, and contract to your banker for approval, underwriting, and preparation for construction loan closing. (Est time: 5-6 weeks — depending on lender.)
If the builder is carrying the loan: We will take all of the same materials to our bank for the same essentials. (Est time: 1-6 weeks — based on buyer’s situation.)
